The McKinney City Council has finalized a development agreement with Notes Live to develop a flagship music venue in the area.

The venue will be a 20,000-seat open-air amphitheater. The agreed upon site is 46 acres at the northeast corner of US-75 and SH-121.

The future Sunset Amphitheater is estimated to bring in over 1,300 jobs to the community, and have an economic impact of $3 billion within the first ten years. The investment could bring over $220 million to the community.

The venue will serve as the flagship music venue for Notes Live, and is designed to host major touring artists. The amphitheater will have general admission grass seating, a reserved seating portion, and 250 luxury fire pit suites. There will be a roof structure over the site.

Construction on the amphitheater is estimated to begin in late 2024, with completion in time for the 2026 music touring season.

Notes Live is a nationwide company created to revamp and design improved amphitheaters and live music venues in key areas. They have eleven active development sites across Colorado, Texas, Oklahoma, Georgia, and Tennessee.
