The City of McKinney has announced plans to collaborate with Cannon Beach on a $200 million multi-use development project. The project, located at the northeast corner of Stacy Road and S.H. 121, is expected to commence construction in 2025. This 35-acre venture will feature a four-acre surf lagoon, a resort-style hotel, and various dining, entertainment, and business facilities.
Developer Cole Cannon expressed enthusiasm for the initiative: “We cannot be more excited to bring a beach paradise to McKinney, whose leadership shares our unparalleled vision for a world-class, family-friendly destination that will quite literally bring the ocean to its backyard.” He added that Cannon Beach aims to cater to families, thrill-seekers, professionals, and entrepreneurs alike.
Central to the development is a resort-style hotel with amenities such as a rooftop pool and event spaces adjacent to a sandy beach. Additional features include lounge areas with food service connected to the surf lagoon and other water attractions like cliff diving and stationary surf waves. The site will also host facilities such as a skateboard park, movie theater, bowling alley, health club, and indoor recreation options.
Mayor George Fuller highlighted the transformative nature of the project: “This project is truly transformative, answering our community’s call for more family-focused activities while positioning McKinney as a premier destination for one-of-a-kind recreational experiences.” Fuller emphasized how Cannon Beach aligns with McKinney's unique spirit by integrating innovative attractions with strategic urban planning.
The partnership involves the City of McKinney along with its Economic Development Corporation and Community Development Corporation. As discussions continue over conceptual terms and site planning details including infrastructure assistance and tax rebates are set for early 2025 consideration. The initial phase could be open by 2026.
The development is projected to create over 700 local jobs while contributing an estimated $2 billion in economic impact within two decades. It expects to attract around 300,000 visitors annually.
Fuller noted additional benefits: “In addition to the tourism component of this project, Cannon Beach plans to deliver 100,000 square feet of state-of-the-art office space positioning itself as a hub for top talent and innovation from global corporations to ambitious startups.”
Earlier in December 2024, Cannon Beach inaugurated its first surf-focused facility in Mesa, Arizona.
