Analysis: Collin County property tax rates nearly twice national average

Collin County effective property tax rates are 72 percent higher than the national average.

That's according to an analysis of Collin County Property Appraiser and Assessor-Collector records covering 240,080 residential properties by the Collin Times.

The analysis shows that the effective property tax rate for homeowners in Collin County is 1.91 percent of home vale, or $5,756 per year on a median-valued home worth $300,278.

The national average is 1.10 percent, or $3,303 per year on a $300,278 home, a savings of $2,453 per year or $204 per month.

Collin County rates are highest in Princeton (2.33 percent), Sachse (2.29), Wylie (2.27), Melissa (2.26), Anna (2.24), Celina (2.24, Josephine (2.18) and Prosper (2.18).

Rates are lowest in the Collin County portions of Garland (1.36 percent) and Dallas (1.47) and New Hope (1.42).

According to WalletHub.com, Texas property taxes are seventh-highest in the U.S, with a median effective property tax rate on 1.80 percent, slightly lower than the rate in Collin County. Property tax rates are only higher in New Jersey (2.49 percent), Illinois (2.27), New Hampshire (2.18), Connecticut (2.14), Vermont (1.90) and Wisconsin (1.85).

The median effective property tax rate in Oklahoma is 0.90 percent, or less than half of that in Collin County. In Louisiana, it is 0.55 percent, or one-fourth as high.

Last week, the Collin County Commissioners Court voted 3-2 to approve the county’s $434.5 million budget, which included a tax rate of 1.52 cents per $100 of home value, or about what it was in 2021 (1.49 cents). As home values in the county have risen, that means property tax bills will still go up, even though county spending has not.

In May, Texas voters overwhelmingly approved two statewide constitutional exemptions to lower property taxes by shifting more public school expenses to the state.

Proposition 1 authorized the Texas state legislature to let homeowners 65 and older or disabled to qualify to have the school district portion of their property tax bills frozen.

Proposition 2 allowed homeowners to claim a larger home value deduction-- $40,000 not the existing $25,000-- which would save approximately $175 for the median-priced homeowner.
